Every Short Term Rental (S.T.R.) in the City of Newton
MUST BE REGISTERED with the City of Newton
An S.T.R. is defined as “The rental of one or more bedrooms (along with any associated living areas) within a dwelling unit on an overnight or short-term basis of less than 30 days to guests…”
All S.T.R.s must comply with the Newton Revised Ordinances:
Chapter 20, Article IX and Chapter 30, Section 6.7.5

Before you Register
Fire Inspections
All short-term rental operators must schedule an inspection with the Fire Department and receive a Certificate of Compliance indicating that the property meets the smoke detector and carbon monoxide requirements for residential units. Fire inspections must be completed prior to registration with the City. Click here to schedule a fire inspection now. Please note that operators are responsible for paying the fire inspection fees.
State Registration
All short-term rental operators must register with the State prior to registering with the City. Additional information on how to register with the State can be found here: https://www.mass.gov/info-details/room-occupancy-frequently-asked-questions.
After you Register
Annual Certification: All operators must file with the Inspectional Services Department a sworn certification attesting to continued compliance with the requirements of this article and all applicable public safety codes. Such certification shall be filed annually on the first business day of January. Annual certifications are submitted here through the online portal.
