Affordable Rental Opportunities

Trio -"Washington Place" (Washington and Walnut Street)

TRIO is a 140 unit rental apartment community in Newtonville. 35 units will be available through a lottery process. All units will have high end apartment grade finishes including steel front appliances and in-unit washers and dryers. TRIO will offer an indoor fitness center area and indoor and outdoor community space for residents. Please see links below for and application and more information

Completed Applications must be received, or postmarked, by 2 pm, on May 22, 2020. Applications postmarked by the deadline must be received within 5 business days.

Please note: This is not publicly subsidized housing where an applicant’s rent is based upon their income at a given time. However, applicants with a Section 8 voucher or other rental certificate can utilize them should they be selected as part of the lottery. All other applicants for these income restricted units must be able to qualify in terms of being at or below the maximum household income limit for a given affordable unit and provide documentation to demonstrate sufficient income to afford the rent and utilities associated with a given affordable unit.

Note: There are no units for 5 and 6 persons at the 80% and 120% AMI. 

MINIMUM Household Income Limits:

The leasing office's policy is in place for market-rate apartments, the rent to income ratio required to lease a unit is 40% (i.e. applicants monthly income must be approximately 2.5 times the monthly rent). Applicants may make less than the minimum incomes shown below if they have sufficient savings from which to draw down. Otherwise applicants will not be eligible for a lease if they make less than the incomes shown below. Applicants who receive a housing subsidy (like Section 8) are not subject to the minimum income requirements for these units, but like all other applicants, will have to pass reviews on credits scores, tenant history etc. 

Section 8 voucher holders are encouraged to apply, even if gross household income is less than the below minimums.

 Affordable Homeownership Opportunities

No Homes Are Available At This Time

The City of Newton does not have any current opportunities at this time. The City of Newton has around 50 deed restricted units that come up for sale seldomly. When the units go for sale they have to be sold to a low to moderate buyer. The deed restricted unit price will be a set based on the formula that is in the deed restriction. Buyers must obtain their own financing. The City does not provide loans for the purchase of the property.

429 Cherry Street, Newton

This project will contain 13 residential units. The project was permitted under inclusionary zoning and will have three units affordable exclusively to households at or below 65% of the Area Median Income. All three units are 2-bedrooms and contain approximately 1,020 square feet.
