Affordable Rental Opportunities

400 Langley Road, Newton

Metro West Collaborative is accepting applications for 4 affordable units in a 20-unit building. Two units will be listed at 80% of the Area Median Income and two units will be listed at 50% of the Area Median Income. Units will included:

Studio (50% AMI): $966 a month 

1 - bedroom (50% AMI): $1086 a month

1 - bedroom (80% AM): $1686 a month

2 - bedrooms (80% AM): $1875 a month

Tenants are responsible for paying gas heat and general electricity for cooking. Additionally, households may be subjected to credit and background checks. Negative information on either reports does not automatically preclude your household from renting a unit.

 Affordable Homeownership Opportunities

No Homes Are Available At This Time

The City of Newton does not have an current opportunities at this time. The City of Newton has around 50 deed restricted units that come up for sale seldomly. When the units go for sale they have to be sold to a low to moderate buyer. The deed restricted unit price will be a set based on the formula that is in the deed restriction. Buyers must obtain their own financing. The City does not provide loans for the purchase of the property.

The George -"Washington Place" (Washington and Walnut Street)

The George is a 140 unit rental apartment community in Newtonville. 35 units will be available through a lottery process. All units will have high end apartment grade finishes including steel front appliances and in-unit washers and dryers. The George will offer an indoor fitness center area and indoor and outdoor community space for residents. The affordable housing lottery will like begin early/mid 2020

Please note: This is not subsidized housing. Rents do not change based on applicant’s income and tenants who do not already have housing subsidies ( Like a Section 8 voucher or similar) Tenants without this type of subsidy will be responsible for paying the full rent themselves.

Renters must have adequate funds for their rent payment plus utilities See rents below.

MINIMUM Household Income Limits:

The leasing office's policy is in place for market-rate apartments, the rent to income ratio required to lease a unit is 40% (i.e. applicants monthly income must be approximately 2.5 times the monthly rent). Applicants may make less than the minimum incomes shown below if they have sufficient savings from which to draw down. Otherwise applicants will not be eligible for a lease if they make less than the incomes shown below. Applicants who receive a housing subsidy (like Section 8) are not subject to the minimum income requirements for these units, but like all other applicants, will have to pass reviews on credits scores, tenant history etc.

429 Cherry Street, Newton

This project will contain 13 residential units. The project was permitted under inclusionary zoning and will have three units affordable exclusively to households at or below 65% of the Area Median Income. All three units are 2-bedrooms and contain approximately 1,020 square feet.
